What is the situation regarding fire protection in escape and rescue routes with digital media technology in buildings?

A “hot topic”: Fire protection in escape and rescue routes. The use of digital media technology (digital signage) in buildings as an information and communication medium, as an advertising medium or to display a digital site plan (keyword: wayfinding system) in building entrances, foyers and corridors continues to grow rapidly. Whether daycare centres and schools, public authorities, museums, libraries or even property management companies of housing cooperatives or commercially used real estate portfolios – digital solutions help to optimize processes and save resources for the up-to-date and prompt dissemination of information.

At the same time, this brings with it new challenges in the area of fire protection to prevent fire incidents. According to the Institute for Loss Statistics (IFS), “electricity” (at 32%) is one of the most common appliance-based causes of fire. Built-in electronic components such as power supply units can overheat and ignite in electrical appliances. This makes it all the more important in the course of digitalization in buildings that information displays mounted on the wall, for example, do not represent an additional source of fire in an emergency. Strict fire safety regulations apply, particularly in public areas with large gatherings of people. The so-called “sensitive areas” include necessary stairwells and corridors, foyers and escape and rescue routes in buildings. The extent of damage caused by a fire can be particularly high here.

How digitalization works in buildings – a practical example from the real estate and housing industry

The Saxon housing cooperative “Sächsische Schweiz” eG Pirna is replacing the previous paper notices on the notice board with the digital solution “Digitale Haustafel”® from gekartel AG for tenant communication in its entire portfolio – that’s over 240 building entrances in numerous buildings. Information on maintenance work, house cleaning, garbage collection dates and member news from the housing association is displayed on the 22-inch digital notice boards. Managing Director Matthias Staude sees the move from paper notices to the digitalization of all building entrances as an important step towards ensuring optimal and timely tenant communication with the limited personnel resources in the administration and also streamlining processes.

Fire safety regulations not an obstacle to digitalization in the building

The housing cooperative in Pirna also relies on specially suitable and certified fire protection monitors from gekartel AG when it comes to fire protection. The touch displays from the media technology provider specializing in fire protection are the first of their kind in the world to be certified in accordance with the new VdS 6024 guideline (“Fire protection of electrical devices in sensitive areas”). Among other things, the directive includes the requirements for a device-integrated fire protection system to prevent the spread of fire in the event of a defect in the device.

Expert tip and checklist if you are already planning the use of digital technology in good time:

Anyone planning the use of media technology in a new build or refurbishment project should already be thinking about appropriate power and internet connections, but suitable device sizes and wall mounting options should also be considered during the planning process. For new build projects in particular, it is worth considering recessing into the wall.
